NAR 2011 Report on Realtor Use

According to a recent survey (2011) conducted by the National Association of Realtors (NAR), the use of real estate agents in the USA is currently at a 10 year high. Of the over 5700 home buyers and sellers polled, almost 89% are using agents. That number, by the way, is up nearly 20% in the last decade.  While many cited the complicated home buying process (foreclosures, short sales, etc)  I think there is a decent comparison to our Canadian market from these statistics.  If you are looking to beef up your buyer or seller packages, these are pretty powerful numbers.  The study asked people what service they wanted from their agents. Here are the results;

Will Your Regina Home Be Waiting In Line To Sell?

Don’t you hate it when people cut in line?  Not only is it very annoying, it makes you wait longer to take care of your business or to get to where you’re going next. Homes for sale are in a competitive line, with the home offering the best value in its category selling first – a price-to-value position, so to speak.

In theory, a home further back in the line (third or fourth position) would eventually sell, once the better valued homes (first and second place) have sold.   Unfortunately, this is not the case.  New listings are continually entering the market and cutting in line.  This causes the inferiorly priced homes (third or fourth place) to stay behind in line, never actually selling – unless they improve their price-to-value position.

Regina Real Estate Set to Shine in 2012

The Association of Regina Realtors just released their end-of-year report for 2011, and the news is all good! While the rest of North America may be having fluctuating markets and decreases in business, Regina is booming!

“As the numbers show, 2011 was one of the best, if not the best, years for theReginareal estate market. Economic, job and household growth, combined with a very tight rental market, all contributed to very high demand for housing and owning a home,” said Gord Archibald, Executive Officer of the Association of Regina REALTORS® Inc.

It used to be that most home buyers were families or couples planning to start a family. They needed lots of space, a yard and at least a two-car garage. Safe neighborhoods with playgrounds and good schools and convenient shopping nearby were in demand, hence the growth of the suburbs.

Thanks to the strong economy here in Regina, that is not necessarily the case any more. Don’t get me wrong, there is no way neighborhoods with single-family homes will ever go away! However, young singles, career-focused couples and even retired couples whose children have flown the nest have become an influential, growing market segment. These strong groups are exercising a lot of influence on the construction and development industries, thereby influencing the face of Regina.

A workaholic student with no family and a busy life or an older couple would probably do best to buy a condominium with amenities like a building concierge that can receive packages and let the cable guy in, a pool or health club onsite to get daily exercise and an easy commute to work. It just makes sense.

I wish I could say that this is a wonderful new energy-efficient listing right here in Regina, but it’s actually a home in Minnesota. A Minneapolis homeowner has renovated a 1935 Tudor, took out the boiler, and will heat the house with just an in-floor hydronic heating system. But they COULD heat it with just 2 space heaters, and have during construction!
